Prepared to Sell: A Mahncke Park Success Story

Introduction

When the owner of 428 Queen Anne Court in Mahncke Park decided it was time to sell, she had already been following Park Properties Group on social media for months. She interviewed several Realtors before inviting us to her home for a seller consultation. The Preparation

Our seller was exceptionally organized. She had maintained records of repairs and improvements completed over the years, giving prospective buyers valuable information about the home's history and condition.

She also completed our entire pre-listing checklist, including yard work, painting, decluttering, and staging. By photography day, the property was ready to make a strong first impression.

The Market

At the time of listing, eight comparable homes were active nearby, ranging from $400,000 to $584,900, with a median of approximately 55 days on market.

We used that competition to help position the home carefully from the beginning rather than testing the market and adjusting later.

The Result

Within less than two weeks, the home was under contract.

For the seller, it meant successfully closing one chapter and moving on to another historic home with the additional space she wanted.
