The Situation

After more than 20 happy years in her San Antonio home, our client was ready for a major life change. She had loved this house, made it completely her own, and filled it with color, art, personality, and memories. But with her son and grandchildren living in another state, she decided it was time to sell and move closer to family.

Our Strategy

We started with preparation. We brought in our professional stager to help edit some of the more personal and visually distracting elements while still preserving the character of the home. Our goal was not to strip away its personality, but to make sure buyers noticed the architecture first—the soaring ceilings, generous living spaces, natural light, beautiful backyard, and sparkling swimming pool.

From there, we built a comprehensive marketing campaign designed to keep the property visible wherever buyers were looking.

We published SEO-focused content, created AI-optimized photography and digital marketing, shared the home consistently through Instagram and Facebook posts and stories, produced YouTube video content, and continued promoting the property throughout its time on the market.

The campaign generated 62,715 in total social reach, including 38,857 on Instagram, 20,707 on Facebook, 3,079 on TikTok, and additional YouTube exposure. The listing also generated 665 website views, including 584 Redfin views and 82 Zillow views, along with additional exposure through Trulia and the Park Properties Group website.

But marketing a distinctive property isn't just about generating views. It is about finding the buyer who connects with it.

We hosted three open houses and coordinated 16 private showings, carefully tracking feedback along the way. We listened to what buyers were saying about the home's contemporary, eclectic style and, importantly, about price.

Adjusting the Strategy

The market told us that we had not yet reached the right pricing position. Rather than allowing the listing to become stagnant, we continued communicating with our seller, studying the competition, reviewing buyer feedback, and adjusting our strategy.

After two price reductions, we reached the sweet spot.

The right buyer came forward with an offer, and our job shifted from marketing the property to structuring a transaction that worked for our client's bigger life plan.

We successfully negotiated a rent-free leaseback, giving our seller the flexibility she needed after closing. Once she had moved the belongings she wanted to take into the next chapter of her life, she was able to hold an estate sale at the property and liquidate the remaining items without the pressure of having to accomplish everything before closing.
